To make the most of the far-reaching countryside views Groom’s Cottage is in an upside-down configuration. The open plan kitchen/dining and sitting room take over the entire top floor with three large south-facing roof windows opening fully and flooding the room with light. There is a modern, newly fitted kitchen, a small dining table, comfortable seating, exposed ceiling beams and a log burner for the cooler evenings. The cottage is stocked with many lovely books about the various attractions in the immediate area.
Downstairs, you enter from your own private garden to the hallway, which has coat hanging and boot storage. On this floor is a comfortable bedroom with a sash window opening onto the garden. The bedroom has an adaptable zip-lock bed which can be configured as either two large single beds or a huge super-king bed. The bed is modern, pocket sprung and comfortable and the linen is all white Egyptian cotton.
The bathroom is newly fitted, with gorgeous glazed ceramic tiles. The bathroom has a bath and shower over it, sink and loo. There is a heated towel rail and plenty of hot-water is available at all times.
Groom’s Cottage has its own gravelled parking area at the bottom of the garden. The garden is laid to grass with a gravel path to the front door and a planting bed along one wall which is home to some mature shrubs. The small south-facing lawn enjoys the dappled shade of a huge Horse Chestnut tree in the afternoons. There is a lovely painted garden bench with views over the fields for sun-downers.
The cottage has it's own front door and there is a key safe, the code for which will be supplied once a booking has been made. There are motion-sensor lanterns to light the step and gravel path at night.
Unfortunately, because of our large windows on the first floor, children under the age of 12 cannot be accommodated for Health and Safety reasons and all our guests are requested to take care at all times.
There is a beautiful antique cast iron spiral staircase in the house which may be challenging to those with limited mobility.
Although guests may need to arrive by car, you can leave it at home for the rest of the stay. By crossing our private fields and slipping through one of two gates our guests at Groom’s Cottage can join a pretty footpath which connects them to the huge Peak District network of trails.
Groom’s Cottage is ideally located to make the very most of the area. It is a ten minute walk (2 minute drive) down to the picture postcard village of Ashford-in-the-Water. Ashford is one of a handful of the truly lovely villages in the Peak. There is a small but excellent village shop, several good pubs, a pretty church and the idyllic, much photographed bridge over the River Wye which is home to many hungry ducks! Buses leave the village regularly for the spa town of Buxton in one direction and Bakewell, Rowsley, Matlock and Derby in the other.
If you head up the hill on the footpath from Groom’s Cottage you get to the dramatic views of Monsal Head where you can join the Monsal Trail, if you wish. Otherwise there are the sleepy villages of Great and Little Longstone to explore (home to some very good pubs too!).
Groom’s Cottage is only minutes from many of the major local attractions. The market town of Bakewell (market day is Monday) is 5 minutes away by car. Chatsworth House and all it has to offer is only a ten minute drive away. The Tudor splendour of Haddon Hall is also ten minutes away. Hassop Station (for bike hire and the Monsal Trail), Eyam, Hathersage, Kinder Scout, Stanage Edge, the NT Longshore Estate, Tideswell, Buxton and many other excellent places are all within half an hour of the front door. There really is something for everybody.
The postcode is DE45 1NJ if you are using a Satnav. (Although this drops you about 400yrds further up the road than our driveway.)
From Bakewell take the A6 in the direction of Buxton turning right at the signpost to Ashford in the Water, then left into the village and then right at the shop ('Roberts of Ashford')in the direction of Monsal Head on the B6465. Proceed up the hill, pass Longstone Lane on the right and a group of bungalows on your left, then our driveway is about 600m further up the hill on the left. It is a gravel farm track and the entrance has dry stone walls to either side and is signed ‘Parkfield' on the right and 'Private, no parking, no turning' on the left. Drive over the cattlegrid. After 100 metres the driveway bends round to the left. Go over another cattlegrid and park immediately on your left.
The driveway is new and isn't shown on Google Maps.
Visitors are requested not to arrive before 3pm and to leave no later than 10am on day of departure.

Groom's Cottage has a modern central heating system which can be controlled by adjusting the wall-mounted thermostat in the bedroom. There is plenty of hot water available throughout the day.
Bed linen and towels are white Egyptian Cotton and are provided for each guest. If guests are staying for more than a week the linen and towels can be changed in the middle of the stay. We can also provide a weekly clean on request.
Bedrooms and bathrooms are equipped with hairdryers, coat hangers, a travel iron, bathmats, loo roll, hospitality soaps and shampoos.
The fitted kitchens are newly installed and have a good selection of cooking utensils, knives, chopping boards and pans. Glasses, mugs, plates and cutlery are provided along with some serving dishes, a cafetiere and jugs. Tea towels, dishcloths, a scouring pad and washing-up fluid are also provided. The kitchens have an electric oven, electric hob and a microwave. There is an integrated under-counter fridge with a small icebox.
The cottages have free WiFi and a modern flat-screen TV with Freeview and Netflix in their sitting rooms. There is also an internet enabled Blue-ray DVD player should you want to bring your own DVDs. A good selection of books about the local area are provided, along with a house manual and a box containing local information and event leaflets.
Both cottages have a modern wood-burning stove and guests are provided with a basket of kindling and logs.
Safety features in each cottage are newly installed. They have wired-in smoke and Carbon Monoxide detectors and a fire-guard can be found under the stairs should it be needed. There are fire extinguishers under the sink and each property has a small first aid kit.
Both properties have their own walled garden area and free private off-street parking for two cars. Bicycle storage can be provided by prior arrangement with the hosts.

Grooms Cottage is just perfect for 2 and has everything you need for a very comfortable stay. The setting is beautiful, with views over the hills, and a pretty floral reception area to the cottage. The cottage is a 10 minute walk to Ashford in the water, and easy access to lots of local walks. Inside is sparkling clean, and a lovely mix of modern and traditional. We ate in a couple of nights and everything we needed was there. A very large comfortable bed, lots of hot water and a good shower. Caroline goes beyond what is expected, we had a bottle of wine and homemade jam from hand picked berries as welcome gifts! Plus the cottage feels homely, with an excellent selection of beautiful books on the area. A little gem!
Beautiful cottage in a stunning location - very close to Bakewell and lots of lovely walks - Monsal Head is just up the road and is an absolute must for the breathtaking view! Caroline and James were attentive hosts, very quick to answer any queries we may have about the area, and the bottle of wine and home-made jam were lovely touches that made us feel very welcome indeed. The Coach House is stylishly furnished and has a bathroom and a shower room which makes life so much easier when everyone is trying to get out in the mornings! The living and kitchen areas are upstairs in order to take advantage of the views, and the kitchen was equipped with everything you need to make this a little home from home. We spent a few days here in order to explore a little of what the Peak District has to offer, and this was a perfect base to return to in the evenings.

Anyone considering a stay at Groom’s Cottage will not be disappointed with their choice. You park outside the door and make your way into the Cottage via a wildflower garden. Bedroom and spotless bathroom on the ground floor then up a spiral staircase to a well equipped kitchen/lounge area. Good location, lovely pubs and great for walkers. Great welcome with a bottle of wine, homemade jam and fresh flowers.
The Coach House is a really beautifully decorated property – finished to a very high standard and located perfectly to explore the Peak District. We could not have asked for a more idyllic and peaceful location. We love the views from the living room window. We’ve walked and cycled miles and the kids have hardly complained as it’s so beautiful here. Places we have enjoyed most are Bakewell, Castleton, Matlock and Buxton but the best days have been cycling the Monsal Trail and the caverns at Castleton. We’ve had a fantastic holiday – Thank You.

We really enjoyed our stay, the cottage has a big comfy bed, feels warm and homely and has all the required amenities to cook a decent dinner. We thoroughly enjoyed our stay at Groom’s Cottage. The cottage is very stylish and cosy. Location is very good, close to Monsal Head and the Monsal trail and it was an easy walk into Ashford on the Water where there were some good local pubs.
